Crawl space moisture barrier installation

Bare soil under a house gives off moisture every day. A continuous, taped ground cover stops most of it.

A crawl space moisture barrier is a continuous sheet of heavy polyethylene laid over the soil under your house. For Warner Robins and Houston County homes with bare dirt, scraps of old plastic or a cover that's been torn up over the years, a new moisture barrier is often the most affordable first step toward a drier crawl space.

What a good moisture barrier looks like

  • Covers all exposed soil, wall to wall
  • Seams overlapped and taped
  • Turned up the foundation walls and around piers
  • Thick enough to crawl on without tearing

Signs you need one

  • Bare soil visible under the house
  • Plastic that's torn, bunched or brittle
  • Damp, musty air under the floor
  • Water beading on the underside of old plastic
  • An inspection report that notes a missing barrier

Why it matters here

Soils on Georgia's coastal plain, including Tifton, the state soil, are often loamy or sandy at the surface over denser subsoil, and some hold a seasonal high water table in late winter. Moisture from the ground moves up into the crawl space air unless something blocks it. In Warner Robins' humid summers, that extra moisture is what tips a crawl space into mold and decay.

Moisture barrier or full encapsulation?

The IRC lets a vented crawl space use much less vent area when the ground is covered with an approved vapor retarder, so a barrier helps even if you keep the vents. If you have a smell, sweating ducts or humidity problems, a full encapsulation usually goes further.

What affects the cost?

  • Crawl space area and height
  • Material thickness
  • Floor only, or walls and piers too
  • Old plastic and debris removal
  • Any water issues to fix first

Common questions

Can a moisture barrier go down if there's standing water?

Water should be dealt with first. A barrier over standing water traps it underneath.

Does a moisture barrier replace vents?

Not by itself. A barrier works with vents or as part of a sealed crawl space. Sealing the vents requires an approved way to control the air.

How thick should a crawl space moisture barrier be?

It varies by product and use. Thicker material holds up better to foot traffic. Ask the contractor what they recommend for your space.
